What a resort village does to exteriors

Fairfield Bay was laid out as a resort and retirement village rather than growing outward from a square, and the design intent was to keep the trees. Roads wind through cover instead of running on a grid, and lots are sloped, forested and angled toward either the water or a golf course. It is a good-looking way to build and it is very hard on exterior surfaces.

Constant canopy means constant shade, and shade means a wall never fully dries out between rains. Add condominium clusters where the units back onto slopes and you get elevations that see almost no direct sun in a year. Those are the walls that go green first and come back soonest after they are cleaned.

Decks are the other Bay speciality. A great many properties here have raised decking or a screened porch cantilevered out over a slope, which means the underside stays damp and the boards take the worst of the leaf fall. Wood runs at 500 to 1,200 PSI — low enough that the grain does not lift — and it is slower work than concrete for exactly that reason.
