Newer houses, and newer houses still get green.
Most of what is visible in Greenbrier went up between the late nineties and now — subdivisions running off Highway 65, largely single-storey, brick fronts mixed with vinyl and fibre-cement. It is twelve miles north of the Conway shop, which makes it one of the shortest runs on the list.

A common misunderstanding
Age of the house has almost nothing to do with it.
People with a fifteen-year-old house often assume the green on the north wall means something has gone wrong with the build. It does not. Algae lands on a surface as an airborne spore and stays wherever it finds moisture, and a 2010 wall in shade holds moisture exactly as well as a 1970 one.
What newer Greenbrier subdivisions do have is a particular mix of surfaces. Brick veneer on the front and vinyl down the sides is extremely common here, and those two materials show growth differently — vinyl goes visibly green while brick tends to darken and look grubby rather than obviously grown-over. Both get soft washed at about 100 PSI; neither wants a pressure wand.
The Highway 65 corridor itself has been cleared and commercialised, but the outer parts of town keep hardwood cover, creek-bottom growth and wooded lots. Those are the addresses where the shaded elevation is a real problem rather than a cosmetic one, and Woolly Hollow and Lake Bennett country immediately north is more wooded again.

My house is only a few years old. Why is it green already?
Because shade and damp cause it, not age. A north wall on a new build behaves the same as a north wall on an old one.
Will it damage brick?
No, but brick is not cleaned at driveway pressure. Brick, stone and pavers run at 500 to 1,500 PSI with dwell time so the mortar and joints are left alone.
Do you charge extra for the drive out here?
No. Greenbrier is twelve miles from the shop and is one of the closest towns we cover.
