Water on three sides

Humidity that never really leaves.

A house surrounded by that much open water sits in higher humidity than one a few miles inland, and it does so all year. Morning fog off the coves settles on the north and east elevations and takes until midday to burn off, if it burns off at all under trees. That is a longer wet period than most houses in Faulkner County ever see.

The result is that growth here establishes faster and reaches further up a wall than it does in Conway or Greenbrier. Owners who move up from town are often surprised how quickly a freshly cleaned elevation starts to turn again. It is not the wash failing; it is a genuinely wetter microclimate.

Docks, boat barns and lakeside outbuildings add work that inland towns simply do not have. Anything standing over or beside water stays damp underneath permanently, and the shaded underside of a dock structure is usually in worse condition than anything on the house itself.
