Why the lake side is harder
A bluff lot and a town lot are not the same job.
The land here is where the Arkansas River Valley starts turning into the Ozark foothills, so the ground under a house is rarely flat. Lake properties sit on slopes and bluffs with oak, hickory and pine standing over them, and that canopy is the whole story for exterior cleaning. Shade keeps a wall damp for days after rain, and damp is what algae needs.
It shows up as a split personality on a single building. The elevation facing the water and the morning sun stays reasonable. The side under the trees goes green, and on the roof it comes down in black stripes on the shaded slopes while the sunny pitch stays clean. Owners often assume half the roof is failing. It is not, it is just wetter for longer.
The other Heber Springs factor is that a great many of these houses are second homes. Nobody is there in February to notice what is growing, so the first proper look is often in spring, by which point a season of it has settled in. Getting it off is still the same work — siding soft washed at about 100 PSI, shingle under 100, never a pressure wand on either.

How often do lake houses need it?
House and concrete roughly every one to two years, and roofs only when streaking actually shows. Under heavy tree cover the house side comes back sooner than that, which is worth knowing before assuming something has gone wrong.
