Small, wooded, and right on the water.
Higden is genuinely tiny — around a hundred people — sitting on the west side of Greers Ferry Lake at The Narrows, across the Highway 16 and 92 crossing from Greers Ferry. It is a scattered rural settlement rather than a built-out resort, and that is most of its character.
Around fifty miles from the Conway shop, and a short run from the Fairfield Bay base. Roofs $500–$2,500, house washing $330–$700.

The visual character here comes almost entirely from trees rather than from development. Narrow ridges run down to coves, lots slope toward the water, and mature hardwood and pine stand over most of them. There is very little cleared ground, which means very few walls that get a full day of sun.
For anything with a roof that is a demanding setting. Leaf fall lands and stays, valleys and gutter runs pack out, and the combination of debris and shade keeps moisture sitting exactly where it does the most harm. Gutters here are worth doing as a matter of course rather than only when something overflows — they soft wash at up to 300 PSI.
A lot of the buildings are cabins and second homes rather than year-round houses, which means long gaps with nobody looking at them. The place had a timber history before the lake reshaped it, and plenty of the older structures on these lots predate the resort development further round the water.

No. The work is all outside, which suits a cabin that sits empty most of the year.
